Property Condition Assessments

Our property assessments are anything but quick walk-throughs. Every report is fully photo-documented and runs 50 to 250+ pages, depending on the home.

Move-In Condition Report

Before a new resident moves in, our field team completes a detailed walk-through of the home, documenting the condition of every room with photos. This gives owners and residents a clear, shared record of the home’s condition at the start of the lease.

Semiannual Property Assessment

Twice a year, we visit each occupied home to check its condition, confirm the lease is being followed, and spot maintenance needs early, before small issues become costly repairs. Owners receive a report with photos and any recommendations. Two semiannual assessments a year are included in your monthly management fee.

Move-Out Condition Report

When a resident moves out, we document the home’s condition and compare it with the move-in record. This lets us fairly separate normal wear and tear from resident damage, handle the security deposit accurately, and get the home ready for its next resident quickly.

These assessments document property condition for management purposes and are not home inspections performed by a TREC-licensed inspector.
