The Price Is Not Always Right
The highest offer isn't always the best one. Terms, conditions, and buyer reliability can shape the outcome of a sale just as much as the number on the page. As real estate brokers and property owners ourselves, we know what to look for beyond price. We help you weigh every proposal so you accept the right offer, from the right buyer, with confidence.
Negotiating To Win
We negotiate with integrity, because that's the only way we know how to do business. Every offer gets evaluated with your goals front and center, so you can make a confident decision while keeping the buyer engaged and the deal moving forward.
The Initial Agreement and Deposit
Once you and the buyer reach an agreement, you'll both sign the Purchase Agreement, and the buyer will place a deposit into escrow. The escrow, or closing agent, is a neutral third party, either a title company or attorney, that holds and distributes all funds tied to the sale until closing.
Requirements for a legally binding agreement vary by state but typically involve considerations, deposits held in escrow pending the fulfillment of contingencies outlined in the Purchase Agreement.
A few things we keep top of mind to keep the process moving smoothly:
- Keep written records of everything. Counter-offers, verbal agreements, and addendums should all be documented and signed by both parties. We draft every written record and provide copies for your files.
- Stay on schedule. You and the buyer will work within a timeline to complete contingencies in the Purchase Agreement. Staying on schedule keeps negotiations productive and protects both parties from breach of contract. We keep you informed at every step and prepared for what comes next.

Tips For Selling Your Home

Give Your House a Deep Clean
First impressions matter. Before your home goes on the market, give it a real deep clean, toilets, surfaces, floors, rugs, bathrooms, all of it. If it needs a professional touch, bring one in. Your home should show up in its best possible condition.

Declutter The Home
A clutter-free home lets buyers focus on the property itself, not the mail piled on the counter or the laundry in the corner. Buyers want to picture their own life in your space, not navigate around yours. Decluttering and organizing does more for your sale than almost anything else.
Call a Handyman
Fix what needs fixing before you list. When buyers walk through a well-maintained home, they know it's been cared for, and that peace of mind can make all the difference at the negotiating table.
Paint the Walls
Not only is painting a great way to clean up the walls but making the overall color scheme neutral will increase the appeal to potential buyers, making it easier for them to envision their belongings in the house - get rid of any bright, outdated paint colors and go with a neutral palette throughout the house.
Increase Your Curb Appeal
The outside aesthetic of your home is just important as the inside. Give buyers a good feeling before they even open the front door. Landscaping, mulching, flowers, pressure washing the driveway and exterior of the home are all simple ways to increase the value of your home.
Stage Your Home
Staged homes tend to fill quickly because they feel homier - if you have neutral furniture that you can leave in the home, do it, otherwise consider a professional staging company.
Depersonalize Your Home
You want to leave a few nice, framed photos around the house to make the home appear inviting and lived in, but in general, removing your very personal items, such as family photos will let the potential buyers see their photos in those places, versus yours.
