Inspections & Appraisals

Most buyers will have the property examined by a licensed property inspector.

The Buyer's Property Inspection

Most buyers will bring in a licensed property inspector to confirm that everything in the contract holds up in reality. Your Purchase Agreement will spell out the inspection timeline, and some buyers choose to bring in specialists for specific systems, such as roof, plumbing, or HVAC professionals. We have seen this process play out many times across San Antonio, and we make sure you know exactly what to expect and when.

If the buyer is financing the purchase, expect a licensed appraiser to walk the property as well. Because the agreement is contingent on that financing, the lender needs confirmation that their investment matches the sale price. A third-party appraisal gives them that assurance, and gives you a clear picture of where things stand.

The Closing Agent

A title company or attorney will serve as your closing agent, examining the recorded history of your property and confirming clear title before the sale closes. This means verifying there are no outstanding leases, mortgages, or restrictions standing in the way of transferring ownership. It is a critical step, and one we watch closely on your behalf.

What else you should know...

Contingencies

A contingency is a condition that has to be met before a contract becomes binding. Buyers commonly build in contingencies around inspections or financing, and before closing on your property, they will typically need to:

  • Secure financing and insurance;
  • Review key documents, including preliminary title reports and disclosures; and
  • Inspect the property. Buyers have the right to dig into the condition of your home through inspections covering the roof, termites, chimney, property boundaries, well, septic, pool or spa, trees, mold, lead-based paint, HVAC, and more.

How do you respond objectively and fairly to the buyer when a renegotiation is demanded, while acting in your best interests?

This is when a professional listing agent can make a real difference in the outcome of the transaction. Having dealt with various property sales in the past, we guarantee our expertise and total commitment to every customer, no matter what their situation is.

Loan Approval and Appraisal

We recommend working with buyers who have a lender's pre-approval, approval letter, or written loan commitment. These carry far more weight than a simple pre-qualification or no documentation at all. Once under contract, expect the lender's appraiser to review the property and confirm the sales price is justified.

Tips For Selling Your Home

Deep Clean icon

Give Your House a Deep Clean

First impressions matter. Before your home goes on the market, give it a real deep clean, toilets, surfaces, floors, rugs, bathrooms, all of it. If it needs a professional touch, bring one in. Your home should show up in its best possible condition.

Declutter icon

Declutter The Home

A clutter-free home lets buyers focus on the property itself, not the mail piled on the counter or the laundry in the corner. Buyers want to picture their own life in your space, not navigate around yours. Decluttering and organizing does more for your sale than almost anything else.

Fix what needs fixing before you list. When buyers walk through a well-maintained home, they know it's been cared for, and that peace of mind can make all the difference at the negotiating table.

Paint the Walls

Not only is painting a great way to clean up the walls but making the overall color scheme neutral will increase the appeal to potential buyers, making it easier for them to envision their belongings in the house - get rid of any bright, outdated paint colors and go with a neutral palette throughout the house.

Increase Your Curb Appeal

The outside aesthetic of your home is just important as the inside. Give buyers a good feeling before they even open the front door. Landscaping, mulching, flowers, pressure washing the driveway and exterior of the home are all simple ways to increase the value of your home.

Stage Your Home

Staged homes tend to fill quickly because they feel homier - if you have neutral furniture that you can leave in the home, do it, otherwise consider a professional staging company.

Depersonalize Your Home

You want to leave a few nice, framed photos around the house to make the home appear inviting and lived in, but in general, removing your very personal items, such as family photos will let the potential buyers see their photos in those places, versus yours.
