Closing Day
You are almost there. Before your property is officially sold, there are a few final details to confirm. Your agent will walk through everything with you to make sure all items are accounted for, so closing day is straightforward and stress-free.
Final Walk-Through Inspection
The day of closing, or the day before, the buyer will complete a final walk-through. This confirms the property matches the condition outlined in the Purchase Agreement, no new issues have come up, and nothing has been left behind.
Cancel Home Services and Utilities
Once closing is complete, we will hand you a straightforward list of numbers to cancel your home services and utilities, so nothing falls through the cracks.
Be Prepared
Even at this stage, surprises can happen. A loan may hit a delay. An appliance may act up at the worst possible time. We have seen it all across San Antonio real estate, and we know how to handle it. If something unexpected comes up, we will address it directly and get you back on track without the runaround.
Closing
After the final walk-through, you, the buyer, and the closing agent will sign the settlement agreement, confirming every financial detail of the transaction is accurate. If you cannot attend in person, we will help arrange alternatives based on your circumstances and the notice required by all parties. If you are receiving funds, they can be wired directly to your financial institution or issued as a check at closing. Be sure to have all keys and property information ready for the buyer. Once the signatures are in, your property is officially sold.

Tips For Selling Your Home

Give Your House a Deep Clean
First impressions matter. Before your home goes on the market, give it a real deep clean, toilets, surfaces, floors, rugs, bathrooms, all of it. If it needs a professional touch, bring one in. Your home should show up in its best possible condition.

Declutter The Home
A clutter-free home lets buyers focus on the property itself, not the mail piled on the counter or the laundry in the corner. Buyers want to picture their own life in your space, not navigate around yours. Decluttering and organizing does more for your sale than almost anything else.
Call a Handyman
Fix what needs fixing before you list. When buyers walk through a well-maintained home, they know it's been cared for, and that peace of mind can make all the difference at the negotiating table.
Paint the Walls
Not only is painting a great way to clean up the walls but making the overall color scheme neutral will increase the appeal to potential buyers, making it easier for them to envision their belongings in the house - get rid of any bright, outdated paint colors and go with a neutral palette throughout the house.
Increase Your Curb Appeal
The outside aesthetic of your home is just important as the inside. Give buyers a good feeling before they even open the front door. Landscaping, mulching, flowers, pressure washing the driveway and exterior of the home are all simple ways to increase the value of your home.
Stage Your Home
Staged homes tend to fill quickly because they feel homier - if you have neutral furniture that you can leave in the home, do it, otherwise consider a professional staging company.
Depersonalize Your Home
You want to leave a few nice, framed photos around the house to make the home appear inviting and lived in, but in general, removing your very personal items, such as family photos will let the potential buyers see their photos in those places, versus yours.
